Detailed description
The house is situated on a surfaced cul-de-sac just a short distance from the old Ibiza to Sta Eulalia road. This peaceful byeway often known as "Carpenters Road" after the small cluster of traditional carpentry businesses. (They are well out of earshot.) Even in the height of summer there is little traffic as most people travel between Ibiza and Sta Eulalia on the newer, faster main road.
From the villa's main terrace, living room and swimming pool there is a spectacular unbroken view south to the sea about two kilometres distant. The property is part of a small hamlet, but because it is on a hill it never feels hemmed in. Most of the other houses are occupied by year-round residents rather than being short-term rentals which helps make it a very quiet and secure area year round.
The house is of high-quality modern construction, but built to a traditional Ibizan design. Essentially, this means it is a collection of interlocking cubes. There are some delightful rustic touches such as the terrace ceilings which are made of rough-hewn local sabina pine logs.
Being on a south-facing slope brings a number of advantages to the property. In the summer the living room is shaded by the extensive roofed terrace. When the sun is lower in the sky it shines into the living room helping to warm it during the cooler months. It's nature's central heating and means the house suffers less from winter damp than many properties in Ibiza's countryside.
Being on a hillside also brings cooling breezes in the summer. It is seldom necessary to use the air-conditioning which is fitted in the living room and all bedrooms. The units can provide additional warm air heating in winter. There is also a recently-fitted wood-burning stove in the living room. In addition, pipes have been built into the fabric of the house ready for a central heating system if required. There are capped outlets in each room for the fitting of radiators. The owners haven't felt this to be necessary as the property is already fairly easy to keep warm in winter thanks to the quality of construction and the use of double-glazing in all windows.
Throughout the house there is an abundance of electrical sockets and overall the wiring is of a higher than usual standard for Ibiza. This is not unrelated to the fact that the previous owner is the proprietor of Ibiza's largest electrical contractor. The living room and all bedrooms also have telephone and TV aerial points. There is a reliable ADSL service, mains electricity and mains water. A satellite dish has been fitted for Sky Television reception in the living room.
Room descriptions
Living room
Main entry to the house is through double timber doors at the front terrace which takes you straight into the spacious living room. Facing you are large double-glazed French windows which open on to the main terrace, garden and swimming pool.
The room contains a designer wood-burning stove, three double power points, phone point, air-conditioning unit and the mains trip-switch box.
Kitchen
Access is from the living room and direct from the terrace. It also has a large bright window. The spacious kitchen has been fully refurbished with all new units, gas hob, electric oven and dishwasher.
Bedroom one 3.48 x 3.52 metres
The master bedroom overlooks the palm tree at the front of the house. It contains a substantial fitted wardrobe, air conditioning unit, three power points, a phone and TV point.
Bedroom two 4.16 x 2.73 metres
This contains an air conditioning unit, three power points, a phone and TV point. The double window looks out to the back garden.
Bedroom three 3.67 x 2,58 metres
Also with a double window offering a view to the garden at the rear of the property, it contains an air conditioning unit, three power points, a phone and TV point.
Main bathroom 3,34 x 2.10 metres
Contains bath with shower, sink, WC, bidet, washing machine, boiler, window and two power points.

Gardens and terraces
The property is built on a hillside on a series of terraces. At the top is the only entrance. Access is through a remotely-operated electric gate. This brings you into a gravelled area with raised flower beds on one side, a palm tree, large pine and a number of oleander trees. There is ample room to park several vehicles and it would be possible to add a car port.
A few steps down take you down to the house and first terrace. The main entrance is straight ahead through double timber doors into the living room. To the right is a door to the kitchen.
To the left side of the house is a narrow passageway next to a high wall. On the right side of the house is a flower bed containing two olive trees and a well-concealed septic tank.
The main terrace acts as an outdoor living room. It currently has a full-sized day bed and a four-seat round tiled table where the present owners take most of their meals. It overlooks the swimming pool and is also a great spot for watching the boats sail past at the end of the valley.
To the right of the pool is a large, uncovered, tiled terrace. This is used for sunbathing and also has a table large enough for eight during summer barbecues. It could provide room for a hot tub if required. Underneath this terrace is the pump for the pool and a large, dry, covered area. This is currently open, but it would be easy to build a wall which would create a substantial secure storage area.
At the other end of the pool is the villa's own little forest, a collection of mature pine trees, bamboo, oleander, cacti and shrubs. It's an attractive counterpoint to the more formal tiled areas.
One area which is not utilised currently is the villa's flat roof which is covered in rugged ceramic tiles. There is ample space to build steps up from either side of the property to create an additional sun terrace.
